Sustainability
A holistic approach to the reduction of greenhouse gas emissions in an existing office tower.
In planning the refurbishment all aspects of the buildings services were considered, including the installation of trigeneration technology, to achieve unprecedented levels of greenhouse gas efficiency from a refurbished commercial office tower. The following key sustainability goals were set for the refurbishment:
- 5 Star Rating Green Star (Office Design Version 2)
- 5 Star NABERS Energy rating (Base Building), representing best building performance.
- 3.5 Star NABERS Water rating (representing market best practice)
Mechanical Plant and Air Conditioning
The buildings mechanical services have been upgraded to reduce energy usage, maintain comfort and flexibility whilst retaining the considerable investment in large parts of the original mechanical services installation.
Low Energy Lighting
The tenancy internal lighting systems are provided with energy efficient T5 fluorescent fittings with low loss electronic ballasts to minimise energy losses. An advanced C-Bus type lighting control system is used to provide after hours, daylight sensing and with provision for motion sensing control.
Reduction of Water Consumption
All tap ware in installed with AAA rated fittings or flow reducers. In addition toilets use dual flush low volume type and urinals are low volume type with individual sensing.
Material Use
Low VOC / Formaldehyde products have been used in all timber particle board elements including lobby joinery, skirtings, lockers, feature bulkhead substrates, and only environmental paints have been used. Our lobby concierge desk and lobby timber feature uses recycled Ironbark Timber as feature panelling.
Tenant Amenities
Bicycle parking, shower and locker facilities have been provided to support those who wish to use bicycles. Paper and co-mingled recycling facilities are provided to support tenants waste production activities.
